Get going on using fresh paint where you can, even if it’s just on your front doors or window trim. Clip the shrubbery; arrange any outdoor furniture attractively, plant flowers in bloom and hope they don’t FTD (Freeze to Death).Pahroo Appraisal: 4.5 (Fairly obvious, but important nonetheless)Scour that Shower Door.A smudgy, grimy, glass shower door can put the damper on a sale. But your don’t have to toss the door out and buy a new one. Instead of replacing it, take the advice of HGTV experts: clean it with a mixture of one part muriatic acid and about 10 parts water. Scrub with steel wool. After wiping it down, reinstall the door and you'll have a shower that'll help you clean up at the open house.Pahroo Appraisal: 3.0 (Minimal impact)
4. Float furniture. Do you need Penn and Teller to levitate your furniture? No. It’s advice provided by Designed to Sell's Lisa LaPorta who says, “Float furniture away from walls, reposition it into cozy conversational groups, and place pieces so that the traffic flow in the room is obvious. Not only will this make the space more user-friendly, it will open up the room and make it seem larger” –to sizably increase your home’s attractiveness.Pahroo Appraisal: 6.0 (Pretty cool advice)Don’t Give Your Windows the Treatment Part A from HGTV: Don’t want to spend a lot on expensive window treatments? Here's a trick: “Use place mats. First, apply a hook-and-loop fastener to the place mats and attach them in a row to a basic curtain rod. Now that the place mats are attached to the curtain rods, pin them together at the bottom, and you'll have a stylish valance that costs next to nothing.”Part B from Frontdoor.com: “If windows are narrow, extend curtain rods a foot or so on each side to suggest width. If your ceilings are low, hang rods at the ceiling line and consider window treatments with vertical stripes to create the illusion of height.”Pahroo Appraisal (Part A): 1.0. (.5 from the Russian judge). We’re not exactly eating up the idea of placemats on the windows.Pahroo Appraisal (Part B): Smart. Easy. Cheap.Create Fantasy Spaces
Can you create something out of nothing? Smart stagers do and you can too. Just use your imagination and a little money to turn that third floor attic space, basement, or “kid-flown-the-coop” room into contemporary and desirable rooms that people want. Create a yoga room.; an art studio; family game room; exercise room or a cozy reading nook. Simply write, “Harry Potter read here” and watch interest magically increase.Pahroo Appraisal: 8.0 Pretty imaginative, smart and even transformative.Update that Old Fireplace Screen Warm to this idea: remove the screen and wipe it down. Then use a can of heat-resistant spray paint, (a very good idea) to give the screen a facelift. You might even pick an unexpected color. Here’s something else cool for fireplaces. Use a stone color enhancer to polish the bricks to make them shine.Pahroo Appraisal: 7.5 Okay, these are pretty hot fireplace improvement ideas.
