Along with the new year comes new construction, and Chicago is continuing to boast impressive progress in regards to recent structures being built. There are several projects that we are excited about, making themselves known throughout the city. As part of our regular commitment to bringing you the important information regarding major construction projects throughout the city, here is our January 2016 edition of our Chicago Construction Report….
NEXT Tower - 337 West Chestnut Street
The NEXT rental tower is one of the many new projects popping up within the area of the former Cabrini Green Complex. This area in particular has been booming as of late, with new construction making its presence known on almost every block. The NEXT Tower in particular is a 28 story building, with 310 units for rent. It was designed by the team over at Pappageorge Haymes and is being developed by Fifield Companies. When completed, the structure will highlight beautiful painted concrete, but for now it is around 22 floors high, and is still in progress.
Xavier Tower - 625 West Division Street
As with the NEXT tower, Xavier is another project located on the near north side of Chicago. Xavier is already completed, and is now leasing units. The structure boasts 240 rental units, all housed within its 18 stories. The building was developed by a firm based out of Portland Oregon, Gerding Edlan, and designed by GREC Architects.
Xavier is quite unique when compared to other luxury towers being built, with many useful amenities. Features such as a fitness center, outdoor terrace and pool, indoor/outdoor dog run, as well as a rooftop lounge space. Additionally, this tower is LEED Gold-certified and boasts offerings such as units made from sustainable materials and electric car charging stations.
1001 South State
One of three recent tower projects that has sprung up in the south loop, this apartment tower has been a work in progress for the last few years. Designed by SCB, when completed this structure will stand 40 stories tall and provide 397 new apartments.
This collection of towers being built in the South Loop is likely to transform the area as a whole, as they represent an influx of new projects in the area.
830 N. Milwaukee Ave.
Located near the Chicago Blue Line, this transit oriented development just acquired paperwork in order to begin work on the foundation. The structure will feature 47 units for rent, as well as 3,000 sq ft of retail space. It was designed by bKL Architecture, which took the congested location into consideration while designing the building. As part of a strategy to reduce noise, the building features a sawtooth-shaped design. This type of design will ensure that the windows of all rental units are not parallel with either Milwaukee or Elston ave.
